THIS WRAPAROUND DEED OF TRUST is made and entered into by and between the undersigned, as Trustor, for the benefit of the Beneficiary named herein.

TRUSTOR: The purchasers of the property described below.
BENEFICIARY: The sellers named in the accompanying agreement.
TRUSTEE: A person or entity qualified to serve as trustee under Texas law.

PROPERTY DESCRIPTION
3934 Portsmouth Dr, San Antonio, TX 78223, together with all improvements, fixtures, and appurtenances thereto.

SECURITY INTEREST
This Deed of Trust secures the performance of the Promissory Note of even date in the principal amount of $195,000, bearing interest at 9% per annum, amortized over 25 years with a balloon payment due in 10 years.

WRAPAROUND PROVISIONS
This Deed of Trust is a wraparound instrument and is subordinate only to any existing underlying liens of record existing as of the date hereof. The Beneficiary shall be responsible for making payments on any underlying indebtedness from payments received from the Trustor.

DEFAULT AND FORECLOSURE
Upon default by the Trustor, the Beneficiary may accelerate the indebtedness and foreclose on the property in accordance with Texas law. The Trustee is authorized to sell the property at public sale upon request of the Beneficiary.

GOVERNING LAW
This Deed of Trust shall be governed by the laws of the State of Texas.
