THIS SPECIAL WARRANTY DEED is made and entered into by and between the Grantors and Grantee named herein.

GRANTORS: Robert Villarreal, Janet Munoz Villarreal, Janelle Bethany Villarreal Ruff, and Timothy Ruff
GRANTEE: The purchaser(s) of the property described below.

PROPERTY DESCRIPTION
3934 Portsmouth Dr, San Antonio, TX 78223, together with all improvements, fixtures, and appurtenances thereto.

CONSIDERATION
The total consideration for this conveyance is $195,000, paid as follows: a down payment of $15,600 and the execution of a Promissory Note secured by a Vendor's Lien and Wraparound Deed of Trust for the balance.

VENDOR'S LIEN
To secure the payment of the Promissory Note of even date, the Vendor's Lien is hereby expressly retained by the Grantors, their successors and assigns, and this Deed shall not defeat or extinguish said lien. The Grantee assumes and agrees to pay the Note according to its terms.

SPECIAL WARRANTY
Grantors covenant that they have not heretofore conveyed or encumbered the property and that they will warrant and defend the title to said property against every person lawfully claiming the same or any part thereof by, through, or under Grantors, but not otherwise.

GOVERNING LAW
This Deed shall be governed by the laws of the State of Texas.
